Mello-Roos

Mello-Roos is shorthand for Community Facilities Districts (much less fun), which are specially designated districts made by local governments in the great state of California. Mello-Roos districts get a special tax imposed on all property within the district, which is in addition to already-existing property taxes.

In order to establish Mello-Roos districts, two-thirds of local voters must vote yes. By establishing special areas and making them pay a special tax, more public financing is generated to spend.

What’s the special tax used for? Well, it depends on how local voters vote, but oftentimes for landscaping, streets, water, schools, and parks within the community. Or it's put toward local debt (because California has some cash flow problems).
