Your home isn't really for sale. It's only...kinda for sale.
Like, at the right price and right terms. So you mumble to your real estate broker bud that, if she did want to sell it for x with an all-cash deal and 30-day close...then you'd do it.
That realtor then has your home as a pocket listing. That is, it's not marketed, but just...kept in her pocket. Next to her cell phone and a few balls of lint.
